How it works

  1. Add the new header to your ad: "Zero Down Must Qualify / Bad Credit Money Down / Buy This House". It makes the ad stand out, so many more buyers call.
  2. Ask every caller one question: "Do you need the private financing option, as advertised, or are you pre-approved through a bank?" Financing buyers go to the private lender; pre-approved buyers you show yourself.
  3. The lender qualifies, lawyers close: once the lender approves a buyer they book a showing. When an offer comes in, the buyer, the lender and the seller each use their own lawyer, and it closes like a bank-financed sale.

Sell it yourself, with more buyers calling

Add the private-financing header to your ad and let our private lender qualify the buyers the banks turn away. No commission, no contract, no obligation. Listing takes about 5 minutes.

Frequently asked questions

What is No Commission System?

A way to sell your home yourself with more buyers calling. You add a private-financing header to your ad, buyers who can't get a bank mortgage call, and our private lender finances them. No agent, no commission, no contract.

Is it really commission free?

Yes. There is no agent in the deal, so there are no real estate fees. Only you, the buyer and the private lender take part.

How much does No Commission System cost the seller?

Nothing. There are no fees, no commission and no contract. We're paid on the buyer's side, through the private financing for buyers who can't get a bank mortgage.

Is No Commission System a realtor? Is there a listing agreement?

No. We're not realtors. There's no listing agreement and no commission. You keep selling your home yourself and just add a financing header to your ad, so more buyers call.

Do I have to sign a contract?

No. There are no contracts and no obligation. You just place the new header on your ad.

What is the header I put on my ad?

"Zero Down Must Qualify / Bad Credit Money Down / Buy This House." It tells buyers who can't get a bank mortgage that they can still buy your home, so your ad stands out and more people call.

What do I say when buyers call?

Ask one question: "Do you need the private financing option, as advertised, or are you pre-approved through a bank?" Financing buyers go to the private lender. Pre-approved buyers you handle yourself and book the showing.

What if a buyer doesn't need the financing?

Then you handle that buyer yourself and arrange the showing, like any for sale by owner sale.

Why are private-financing buyers so likely to buy?

Because they can't qualify at the bank, your home is one of the few they can actually buy, thanks to the private financing. Many expected to rent for years, so once the lender qualifies them and books a showing, they're very motivated.

Is this a scam? Can my house be stolen?

No. Nothing is signed with us. Once the lender approves a buyer and they write an offer, the buyer, the lender and you each choose your own lawyer. The lender sends the funds to their lawyer, who closes with your lawyer, exactly like a bank-financed sale.

How does closing work?

The same as a sale with bank financing. The private lender forwards the funds to their lawyer, who completes the transaction with the seller's lawyer. All paperwork goes through the lawyers.

How do I list my home with No Commission System?

Go to NoCommissionSystem.com and send at least 4 photos, a written description and your agreement to the ad header. It takes about 5 minutes. No contract, no obligation.

Who is texting me? How did you get my number?

It's Colton's assistant at No Commission System. We saw your home for sale by owner in your ad. We help private sellers get more buyers by adding private-lender financing to their ad, with no commission and no contract.

How does No Commission System make money?

On the buyer's side, through the private financing for buyers who can't get a bank mortgage. The seller pays nothing. For details on rates, amounts or the lender, Colton will answer directly.

Why would more buyers call my ad?

The header makes your ad stand out from the others and uses your advertising to its fullest. Buyers with bad credit or no down payment see they can still buy. More calls means a quicker sale.

Who wins with No Commission System?

Everyone. You sell quickly and save tens of thousands in real estate fees. The buyer becomes an owner instead of a renter. The lender puts money to work through the buyer's mortgage.

How much would I save compared with a realtor?

Traditional listings often take a percentage of the sale price. At a typical 5%, a $500,000 home costs $25,000 in commission. With us it's $0. Rates vary by market and agent.

What photos should I send when I list?

At least four. Good choices are the front of the house, the kitchen, the main living area and a bedroom. Bright daytime photos work best.

What happens after I list my home?

You're officially listed and we use NoCommissionSystem.com to sell your home commission free. Colton will be in touch with next steps.

Can I talk to a real person?

Yes. Colton is happy to call you. You can pick a time that works for you with the booking link, or reply to our text with a good time.

Where does No Commission System operate?

Across Canada, excluding Quebec: Alberta, British Columbia, Saskatchewan, Manitoba, Ontario, Nova Scotia, New Brunswick, Prince Edward Island, Newfoundland and Labrador, Yukon, the Northwest Territories and Nunavut.

Can I still advertise on Kijiji, Facebook Marketplace or MLS?

Yes. You keep advertising wherever you like. There's no contract with us, and the financing header works on any ad.
